You should really have a broker working with you on this transaction and all transactions. We are here to watch your back and help guide our clients through any situation that arises.

With that said, it is perfectly reasonable to deduct the cost of repairs from the offer. If they are pricing it too high for the renovation level or condition of the property, your offer should reflect that. Is the home for sale by owner or represented by a broker? If the owner has a broker, you really should have one. And if it's directly with the owner, you both should be employing lawyers to negotiate for you. - Mon Jul 14 2008, 21:34

Apt Purchase in Manhattan

This is a broad answer, but generally the UWS is considered more desirable and has a shorter time on the market when it comes to selling. There is better shopping and transportation. Being located right next to Central Park is a huge plus, too. Where on the UES is the Brownstone? - Wed May 28 2008, 04:15

I think Mitchell is dead on. I would underscore the short term *decline* that he mentions. Everyone thinks that Manhattan is and will be insulated from the tanking economy, and WE ARE NOT. Harlem, Washington Heights, Hudson Heights, Inwood, and all non-gentrified areas that are still in the process of turning are at greater risk of depreciation over the next 2 years. Wait another 6-9 months to buy in Harlem. I am an uptown resident and speak from first-hand knowledge. Harlem has been been "hot" for a while now and people have been trying to eek out profits and prices and have overpriced a LOT of the property here. Prices are already dropping a bit and those that have not dropped prices are quietly *very* negotiable right now with their asking prices. The general forecast is for the economy to hit bottom in late 2009 or early 2010. By mid 2010 we will be recovering. We are in a two year downturn right now and that is fine. The economy will recover and the world will go on....just don't expect to be flipping properties for a fat profit again for a while.

Also remember that as of July, there will no longer be tax abatements on new condo developments ...and the monthly cost of home ownership for condos will be as much higher for new condos being built. - Wed May 28 2008, 04:11

Either situation you suggest could work for you. I am a resident of the Morris Jumel Historical District here in the Heights, and there are a good mix of coops and condos here.

If you purchase a condo, you generally will get less space for the money, but will own real property, and that can make for easier financing and having to put down less money. Most condos will allow you to place a down payment of 10%. Most coops will require 20% or more, but there are some exceptions. Right now there is only one bank making loans where less than 20% is being put down, Wells Fargo. They have reigned in lending practices due to the credit and economic troubles that have been brewing for some time now. They will allow a minimum of 15% down right now. Condos have easier sublet policies should your daughter ever want to do such a thing and also require you to have less money liquid after closing. Some coops will want you to have 6-12 months of mortgage and common charges left in cash or cash-ready accounts in order to be approved for the building. Condo typically do not have any restrictions like that.

As to your question about helping her buy or buying for her...you can do either. If you purchase for her, she won't be building and establishing her own credit. Helping her buy by co-signing or gifting her money for the down payment will help her to grow her own solid credit history. Some coops will not allow parents to buy for children, only help...and even in that circumstance, there are some maneuvers you should be making with your money now, before you start looking and making offers.
