Testimonials
"Dear Bill, Bill and I want to thank you so much for the beautiful Royal Dalton candle holder. We have it on the table in the new house and it really beautifies the place. I can't believe that we actually closed on the Colts Neck house on July 3rd. You really earned your commission on that deal. We are happy its over. If you are ever up in New Hampshire, pay us a visit, we would love to see you. Once again, thank you for all of your help."

William Kilbride answered:
Absolutely not, it means that it was priced well and people noticed. If it is underpriced generally the market will correct it by multiple offers, if its overpriced the market will do nothing but forget about it. - Tue Aug 12 2008, 10:03

Middletown, NJ area... where are the best neighborhoods?

William Kilbride answered:
Middletown is great but very different in each section. You want to stay in the Oak Hill, Lincroft, Locust, Navesink or River Plaza sections. These parts make up the southern part of Middletown. If schools are a concern these areas are a must. Also depending on your price range, the northern sections are much more affordable but made up mostly of smaller bungalow type homes. Oak Hill is great, right near the Middletown train station and made up of nice 3-5 bdrm homes mostly ranches and colonials in the 500-900 range mostly on one acre or close to it. Locust is really nice and borders the Navesink River and really is an estate area with horse farms, river front estates and beautiful countryside with some affordable (600-900K) houses mixed in. Navesink is similar to Locust in feel but much smaller cute older homes (very close to the ferry to NYC), Lincroft is the most westerly and southern and close to the Parkway but further from the train and similar to Oak Hill in types of homes, very suburban. River Plaza is between Red Bank and Lincroft and made up mostly of smaller cape style homes but charming and a great location and very close to the Parkway and train.

Best of Luck if I can be of assistance, check out www. BillKilbride.com

Thinking about changing realtors:

William Kilbride answered:
Stick with them, everyone has to start somewhere, in a year you can learn alot as an agent. Just because they have only sold one house, in your first year generally you dont sell very much. You have their undivided attention as they dont have a ton of buyers or sellers. I guarantee they will work hard for you and can get any needed guidance from their broker/manager/mentor.... - Fri Aug 8 2008, 08:49
William Kilbride answered:
Probably in that range try Howell, Jackson, Millstone, they tend to have larger properties and are affordable. They are a bit more rural but thats why they are cheaper. You could probably get an older house on 5 acres in those areas. - Fri Aug 8 2008, 08:43
