Not sure about Elizabeth, I don't think it's anywhere near Hoboken and Jersey City in regards to gentrification. My son lives in JC, he owns a condo and has lived there for about 3 years, and he really loves it. (off SIP Ave.) There are restaurants, shopping,and the best part is that the commute to NYC is great and fast, so he goes into the city to eat and to go out, and not just to work. And it's got a city feel, but its also kind-of homey.

Does anyone know about the $395 Flat Fee MLS listing agency? Does it work?

Thanks Gina and Jeanne for those honest answers.
Yesterday, I called an agent that I know from my agency, and she's coming over tomorrow to list the house for me.
I don't think that I can list it myself, being on referral, although I called the local realtor assoc. to see if that's true.
I do appreciate your advice, and since I really do want to sell now, I think that this is the best way. I feel like I've spent to much energy trying to buck the system, and for what? Anyway, wish me luck, I think that pricing the house is the most important thing, so I hope we come up with a good price. It's a great house, I think that if we can get it out there with the right price it will sell.

Hello, and thanks to you all for your diverse answers. Sorry I didn't make myself clear in my question, and Keith seems to have nailed it.
I am a Realtor, on referral, and it's my own home I am selling. I have sold homes in the past, as an agent, and also by myself ,fsbo, and have been keeping up with the market in my town. For that reason, I thought I would try to do it FSBO, and wanted to know if you thought the MLS listing services were worth it.
I am advertising on the internet, and locally, and wanted to use the MLS as another advertising tool.

But, I didn't consider that you are mostly agents, and have your own agendas. I totally understand. The reason I didn't want to list with my agency is that it has been merged with another one, and I'm not so crazy about the new one.
But, you're right, I should talk to the broker and see what the agency policy is about listing as a referral agent, if that's even possible.

I did try to change my classification on trulia as a seller, but I couldn't do it.
I will do what you said Keith, and call a few realtors and see what their opinions are.
I have done the negotiating that you talked about, and I do know what is involved in the sale of a home, not just the offers,etc. As I have just painted the inside of my home, I will be having some new photos taken, too.

I do thank you for your honesty about the newspapers, I had a feeling they're kind-of useless lately, especially due to the internet. I have gotten a lot of response from Craigslist, more than I thought I would. One of my realtor friends said she gets most of her customers from the directional signs that you mentioned. Not sure what online advertising my agency does, I will check them out. I like the virtual tours myself.
Looks like I will soon be listing with my agency, I guess just needed to feel things out, and the market is so depressing (at least that's what CNN says! :-)

In regard to the previous answer, Asbury Park can be a great town to live in, I don't want to ruffle anyone's feathers, but , in my honest opinion, it is just not that safe.
I live in Wanamassa, and walk down Sunset Avenue into Asbury Park daily, so I do have some experience. It depends on your definition of 'safe'.

Asbury Park is not that safe, imho. Taxes are quite high too. Unless you really want to live there,

Hello, I live in Ocean Township, the Wanamassa section. We are 15 minutes or less from Red Bank. Also, there are other commuter train stations along the way, ex) Long Branch, Allenhurst, Asbury Park.
I have my home for sale, I have not listed it yet, but it is $409K.
