Testimonials
"January 26, 2008 To Whom It May Concern: As a two-time former client of Bruce Lyon’s, it is my pleasure to recommend him both professionally and personally. Bruce really goes the extra mile, investing an enormous amount of time and energy into his client’s needs. The real estate business being what it is, full of ups and downs, what with “bubbles bursting” and mortgage markets struggling, it is hard to imagine buying and/or selling a home with out a professional to help navigate the many market and legal aspects. And Bruce is an experienced and highly competent professional in this regard. But Bruce doesn’t stop there. He is extremely generous when “the rubber meets the road” as well, helping his clients with tireless generosity with the real life issues of home repair, contractor recommendations, as well as the inevitable emotional stresses involved in selling and buying their home. It is truly my pleasure to enthusiastically recommend Bruce Lyon as a real estate professional. It is rare to find someone who consistently goes “above and beyond the call of duty” but Bruce truly does! Sincerely, Rebecca Howard Hathaway and Andrew Zumwalt-Hathaway Formerly of 21-44 Hudson Glen, Bethel"

Hello Regina,

Dan and Dan Both have given you excellent advice. You absolutely need a seasoned professional agent who understands all the intricacies of accomplishing a simultaneous close. An agent, who is representing you both for your purchase, and for your sale, is the only person who's going to be able to effectively show your sellers the likelihood of you selling in a short time frame. He/She must show your sellers how competitive your home is with a comprehensive, comparative market analysis, and a stellar property marketing program that goes above and beyond the competition to get you Top Dollar in 30 days.

A likely short sale date for your current home is the only way to get your offer accepted, WITH the needed contingency of the sale of your house. A Realtor experienced in doing simultaneous closes will also help you move only ONCE, saving a great deal of nail biting, lost sleep, and moving and storage costs.

I’ve closed properties from Stamford to Milford, to Norfolk, but the core of my business is here in Fairfield County. Of course, I would be delighted to help you with a comparative market analysis and complementary consultation.

Just give a ring if you'd like to discuss your concerns.

Hi Cortney,

Welcome to Danbury, you’re going to love it here!

In the link below are the 12 homes currently on the market that are most likely to appeal to you.

My wife and daughter and I live in Aunt Hack/ West Danbury, where most of these are located. Our daughter will be 3 in December, so my wife is involved with several mother’s groups…we can help you with schools, babysitters, pre-schools, YMCA programs, play groups, and all the 411 on local and area attractions for kids.

Most of these homes are built in the last 20 years. The Sunset Drive home is older, bit it is also a Candlewood Lake property, (don’t trust the map in this house, its incorrect!) While newer is always better, if an older home that is completely updated is located better, (close to schools, shopping, and your husband’s commute)…I just want to be sure that you are aware of every home available, and make the most informed decisions without missing anything. http://cmls.rexplorer.net/REX$PUB/49/LYON1/pub/pub_8151414176.htm

Where does your husband work? Commute times and routes may open up other area towns for you, depending on other considerations, like schools…we have allot to talk about to help you make the best decisions!

I’ll be happy to set up a special ListingBook account for you that is a brand new service I’m providing my buyer clients. This will give you access to the same database that we use in the real estate business and you can access it 24/7 from any computer. It will provide you with up to the minute data on all properties that are on the market that matter to you.
Your account is FREE and loaded with powerful and helpful tools you will not find in any other service. It is extremely easy to use.
With ListingBook you can easily:
-Find any home in the MLS- Just Like I do!
-Make an informed decision and find your dream home quickly
-Receive automatic notification of price reductions and new listings

Of course, you’ll find a myriad of information on my sites: http://www.BruceLyonRealtor.com and http://www.Raveis.com/BruceLyon

Here's one other resource for you, my "newcomers" page: http://www.newcomers.info/lyon.html

I've been in the area for 16 years, and I've done real estate all over western Connecticut, but the majority of my business is here in northern Fairfield County. My brokerage, William Raveis, was the top producing brokerage in Danbury for first half of 2008, and is a member of all the major relocation networks. I've done relo work, so your relo through the company would not be any problem.

I'd be happy to chat with you at your convenience! Give a call and we’ll get you started off on the right foot towards your new home, on your terms!

Best Regards,

Hi Paul,
Though the majority of the Boehringer property is in Ridgefield, it is accessed from Danbury, 1 mile from my home, and 2 miles from my brokerage office.

This will be a considerable shock for you coming from Chicago. Let's talk about everything that's important to you, and I can advise you on all the towns from the secluded spots of Danbury, to the loft condos over the night life of Washington St., SoNo, (South Norwalk), all of which I've done business in.

If the latter sounds like an intruiging place to live, you'll need to contend with the ongoing road construction on Rt.7, a widening from 2 to 4 lanes between Norwalk and Danbury. The Danbury to Ridgefield stretch is almost complete, but there's allot to be done in Wilton, between Ridgefield and Norwalk. The upside is that you'll be doing a "reverse commute", as the majority of commuters on that road live up here in the greater Danbury area, and work in the southern part of the county, or NY.

If you don't need the entertainment in your back yard, and want to hit Manhattan, (as I do) to party, and live in a quiter enviroment, you can't beat the Danbury area. When my wife and I go to a show on Broadway, or a band at the Beacon Theater, it's just over an hour by car. We're also 12 minutes from the Harlem River Metro North rail line which gets us into Grand Central terminal in under an hour when we catch the express. We're just off 84, which takes us straight up into New England; VT to ski and Mountain Bike, and Cape Cod to the beach. We're also 5 minutes from 684 which shoots us to the city in no time. Having just started a family, we like the schools, seclusion, yard for parties, and fresh air, and we take short trips to the city. It all depends on what's important to you.

Most important to many buyers is that generally, the farther you travel north, the MORE property you get for your money, and the lower your tax liability is. For this reason, west Danbury and Ridgefield are "bedroom communities" for people who work in Manhattan, Westchester, and southern Fairfield counties. There's also a great deal of "flavor" right here on the west side of Danbury, we go to see a few bands each summer at the "Ives Concert Park", on the WESCONN college campus 2 miles away.

Do you like to get to the outdoors to ski, snowboard, hike, climb, bike, scuba, perhaps? Do you have a family, is there one in your future, or are schools important? What do you like to do when you're not working? Drop me a line at your convenience, and we can discuss what's important to your lifestyle, and I'll help you understand evrything that's available to you, how to get to it, and relative housing costs for all the communities within commutable distsnce from Boehringer.

I've been here for 9 years, and before that my wife and I lived in Ridgefield. I've done real estate transcactions in Stamford and Norwalk, and the majority of my business is here in northern Fairfield County. My brokerage, William Raveis, is a member of all the major relocation networks, and I've done relo work, so your relo through the company would probably not be any problem.

I'd be happy to chat with you at your convenience!

Hi Billy,

You've referred to the seller's two brokers. I beleive the two agents on this listing are not brokers but agents. More importantly, you've referred to the sellers' brokers' and the agents' responsibilities. Do either of them represent you? Do you have an agent representing you? It is critically important to understand your right to be represented as a buyer, and what fiduciary responsibilities are owed to you by your buyer agent if you have chosen to be represented. If you are represented, than neither myself nor another agent can ethically interfere with that agency relationship, and I will not do so.

Are you represented? - Sat Aug 2 2008, 19:18
Hi Billy, This is most important: Are you contractually obligated to a Realtor as YOUR agent for this transaction? - Thu Jul 31 2008, 01:08

New to area - working in Tarrytown -- where in CT to live?

Bruce Lyon answered:
Hello Elf,
I live in Western Danbury and practice throughout northern Fairfield county, CT.

I specialize in First time Home buyers. A very large part of my business is helping New York people move to Western Connecticut because they find more house for their money, lower taxes, good neoghborhoods, schools, and generally a higher quality of life for less money.

Because of stringent fair housing laws, and liability issues, no responsible Realtor can tell you taht any one particular neighborhood is "safe", or one school is better than another. More importantly, if you drop me an email, I will provide you with the best, unbiased online resources for data regarding schools, crime stats, demographics, and all manner of quality of life issues for Danbury, and it's surrounding towns. This way you can compare each of them side by side and make your own educated decisions.

I will also send ytou my "necomer's" web site link.

Next we need to talk about commuter routes, how long your husband is willing to commute, and what kind of home improvements you are comfortable doing in order to determine what areas we should focus on to get you the most house, and best investment for your dollar. As an ABR, (accredited Buyer Agent), for 8 years in this area, that's my specialty.

My wife and I were born and raised in the Hudsun River Valley, moved to Western, CT in 1992, and I've been in Real Estate since.

Drop me a line and I'll be happy to get you started off on the right foot in your home search!
