Good Morning Elisabeth,

Your best bet would be to look for a builder that is a member of the Home Builders Association. (http://www.hbanewhaven.com/) Contact a few of them in your area and ask if they have stock plans available to build from.

My husband owns a building company and he finds that using one of his stock plans and making the custom modifications that the homeowners desire is much more cost effective than starting from scratch. You are on the right track!

If you find that you need to have a set of custom plans drawn up, I can recommend a draftsman that is very reasonable and works all over Connecticut.

Have you considered Branford?
It is a great shoreline town, lots of people in your age group, gyms & restaurants and beaches! Branford is within 10 minutes to New Haven too.

There are a few options in the 100-150K range that I can email you to check out.

Two bedroom condos are a better investment. When you go to sell you will appeal to a broader market. (Professionals that want a home office, small families, etc...)

New to area - working in Tarrytown -- where in CT to live?

How far is your husband willing to commute? The Connecticut shoreline is a good option, but comes with a longer commute time (45min-1.15 hour). I am thinking of Milford and points east (Branford, Guilford, etc...) These are all great areas! I went to school in Tarrytown and my drive was 1 hour and 15 minutes to Guilford, CT.
