Jeremy, I'm a little bit alarmed that you didn't receive any responses from a realtor in your area. You did, at least get responses from two Connecticut people - in Southington and Wallingford. It would be nice if someone in the Hartford area had filled you in.
At any rate, I'm a loan originator with First Horizon Home Loans, and I concur, at least in part, with what Dan Ross had to say. Short sales are not necessarily the best of all deals. Often, you'll find a property in less than pristine condition and nobody willing to take care of the problems. When obtaining a mortgage, your new lender wants to know that the property is in satisfactory condition with all utilities in working order; something often hard to demonstrate easily.

i used to live in hartford, in the south green area, one mile south of the center. my home was a condominium - 100+ years old; a safe, serene neighborhood within walking distance of everything save a supermarket. supermarkets are a dinosaur; none currently exist in the central business district, though there is one planned in the new Hartford 21 complex downtown. time will tell, of course. in the surrounding area - basically the 06106 and 06114 zip codes, you will find some colonials, etc. with quite a bit of character, in nice neighborhoods. it seems that prices have settled, to say the least, in the past several months; perhaps further declines are possible. interest rates are delightful at this time, and trending further downward, it appears. - Fri Jan 11 2008, 08:44
