Just a footnote Charles. Having said all that, there are plenty of people with money and if your home is priced , staged and marketed correctly it will sell.
Good luck,

Good morning Charles:
Vicky had a very good answer for you. Another problem in the higher end is the interest rates for jumbo loans are still in flux, with rates much higher than conventional loans. This may improve with legislation after the first of the year.
A general rule of thumb to pick a month to market your home would be the month there is the least amount of competition. There may be things specific to your home that would also dictate the best month. If what can be seen when the leaves come off the trees is a negative, for example, that would impact your decesion.
A great agent in your area is Joyce Manning.

Try to negotiate with your employer for some help with the cost of relocation. Not only are you coming up short on this sale, you will need money for a down payment on your next home.

Good afternoon Ozy:
Short sales can and do work out fine, but they are totally unpredictable. You and your realtor need to do a realty check by examining the bank communication or lack of communication to determine the odds of your offer coming together. Sometimes coming into a short sale situation after a buyer has walked away after weeks and months of waiting is a better situation as the previous buyer has at least got the wheels turning for you.

Good morningJcuris:
I would reccomend that you work with a buyers agent with the ABR & CRS designations in your search area. I would be happy to give you a few names if you like.

My advise would be for you and your husband to contact a buyers agent to assist you in the process.
Go to this site and click on find a buyers rep.:
http://www.rebac.net/Home.aspx . This process has too much risk associated with it to go through it without representation.

Rob
