Hi, Thanks for Visiting. My Name is Kimberly Allard-Moccia and I am the Broker/Owner of CENTURY 21 Professionals.

I joined the CENTURY 21 family in the late 90's after having worked for a smaller independent real estate company. For me the choice was an easy one...when people think real estate they think CENTURY 21. As a very active REALTOR® member, I have been part of the Technology Committee for 5 years and I held the position of Chairperson of the Technology committee from 2000-2003.

I have been on the Board of Directors for the Plymouth & South Shore Association of REALTORS ® since 2003, holding positions of Secretary, Vice President, President Elect, 2006 President and 2007 Past President. I have also been a Director for the MASS Assoc of REALTORS and the National Assoc of REALTORS.

In 2003, 2004, 2005, 2006, 2007 and 2008 I was appointed chairperson for the Orientation Committee ( for the Plymouth & South Shore Association of REALTORS®) which is responsible for introducing new REALTOR® members to issues such as the REALTOR Code of Ethics, Government Affairs, Agency Law, Anti-Trust issues as well as Fair Housing. http://www.passrealtors.com

its a slippery slope and I'd have to have read the contracts ( which I am not asking for) to be certain. First of all if you were negotiating with these buyers, then did you list them as an "exclusion" to your new contract with the full service agent? If you didn tlist them as an exclusion then you are obligated to pay your agent as agreed inthe contract. The other question is ... are these buyers being represented by their own agent? You agreed to hire an agent to represent your interests... who the buyer uses- you have no control over. It just may be the skills of your full service agent that was able to pull the deal together with the Buyers agent when before..... the buyers and their agent may have been uncomfortable negotiating directly with you. Additionally, sometimes buyers try to take advantage of seller with no representation (entry only listings) and perhaps when they saw you hired a professional, they decided that they didnt want to loose the house to another buyer and stepped to the plate.
I am not sure where you think she mislead you... she presented the offer and you signed it? As long as you feel your agent negotiatied in your best interest and as long as the buyers are violating any contract they have with another agent... then you may just have to realize that the efforts of your full service agent may just be responsible for the offer . Of course if your agent is a REALTOR he/she is obligated to perform according to a strict code of ethics and you may want to review those if you feel there was a violation.... http://www.realtor.org. The ReStructure Company, Inc. does structural building inspections and reports. Depending on the circumstances, reason and/or final use, the building inspections or report can be very detailed with plans, sections, estimates and cause or effect analysis to as simple as a visual site inspection with a verbal narration. The ReStructure Company, Inc. has prepared reports for litigation, Real Estate transactions, conflicts with builders, support for insurance claims and to evaluate a building for the Owner. These reports are provided based on a hourly rate and expenses. Inspections and reports can be done by all or one of the following; a Professional Engineer, licensed builder or an estimator. If appropriate, a billing rate sheet, project history, court experience will be provided to a prospective client .

It all depends, how many showings have you had and what is the feedback? With enough feedback any time is the righ time to make a price change to reflect the buyers interest. If you havent had many showings and dont feel comfortable make any decisions...consult with your agent and ask him/her if there have been any sales (in your same price range) in your town. That will give you an idea of what buyers (that have that specific amout to spend...) actually bought instead of your home...

Hi there.... it is a great time to buy. The market has favored buyers with normalizing of inventory and pricing... Especially if you are renting...now is the time. The benefit of the mortgage interest tax deduction makes it a simple choice. There are many Town Houses that are at reasonable prices. The inventory is plentiful which will allow you to choose the best match for your housing needs.
The interest rates are still historically low, bit lender are much more cautious so the best bet is to call a reputable lender and talk about the cost of borrowing money... then get yourself a good Certified Buyers Agent that is also a Realtor Member in addition to having a real estate license.
Braintree has always remained a very desirable area especially now with the enhancements to Thayer academy, the low tax rates due to the south shore plaza and the redline commuter rail, etc...
