Average Days on Market: 112
Average List Price: $546,866
Average Sale Price: $521,917
Average Price Change: -3.70%
Average Square Feet: 2404
Price per Square Foot: $217

GOLDEN (Includes both the mountain areas such as Coal Creek Canyon as well as the city area)
Comparable Averages

Average Days on Market: 110
Average List Price: $431,165
Average Sale Price: $415,250
Average Price Change: -3.17%
Average Square Feet: 2120
Price per Square Foot: $196

MORRISON (Includes both the mountain areas including Highway 285 as well as the city area)

Based on a very basic search of any listing sold where the subarea(s) listed include Hilltop (some agents will provide surrounding neighborhood names in their list of subareas to increase the properties' chances of showing up in a search, so some of the properties that showed up in my cursory search may actually be in Mayfair, Park Hill, etc.) using data from 1/1/08 through today, here are some statistics for you. I am not positive that the analysis accounts for original list price vs. final sales price. I believe it is the list price when it goes under contract vs. final sales price -- meaning the homes might have gone through price reductions prior to going under contract that are not accounted for in this data. Also, please keep in mind that data is best handled in more specific detail as certain properties that are extreme for an area can skew data.

Where is a good source for average residential energy costs?

Typically, all utility companies will provide high, low and average for a specific property to anyone requesting it. Specific usage and costs by month are usually available to only the homeowner. You can ask a seller/landlord or homeowner to contact the utility, obtain this detailed information and provide it to you. l I would imagine they can also pull statistics for their service territory; however, that information is relatively useless as you get into skewed numbers based on very different homes in regard to age, systems and quality of construction. - Tue Jul 8 2008, 13:11

Hi Katherine,

I have recently seen a couple of situations where employers share the burden when they relocate employees in order to expedite the home sale. Depending on your husband's situation, he may want to discuss the situation and find out if the employer is willing to cover or split any costs related to the sale of your home that exceed the sales price. It may or may not be appropriate in your situation; however, I thought I'd throw it out there because it surprised me when it was done in two recent transactions. - Mon Jun 30 2008, 08:47

Hi Faith,

I would recommend you investigate Larkspur and Elizabeth as well as other surrounding areas. These are areas south of Denver and north of Colorado Springs. If you head towards Canon City, you can find very large affordable parcels and a very rural lifestyle. I hope that helps. - Tue Jun 17 2008, 14:16
