LEARNING FROM OTHERS
Derek Bauer believes very strongly in vision. He says that learning from those who came before us is important and learning from those close to us is priceless. Whether hearing about the "simpler times" reminisced by his grandparents, the practicality encouraged by his parents, the dreams of his sister, or the fascination of family youngsters, his vision is stretched.

As a descendant of farming families on both his mother and father's side, Derek learned at a young age that there is no substitute for hard work. Working in the fields and undertaking responsibilities beyond his years was instrumental in establishing a solid foundation. When asked about these years, Derek chuckles saying, "I wouldn't trade the experience for the world, but don't ask us if We want to do it over." Very early in life, Derek developed a profound respect and admiration for his parents and the family structure. It was evident to him that his parents had a vision. They were to be the solid foundation and springboard for lifelong values for Derek and his sister.

PURSUIT OF A VISION
After completing a secondary and college education, along with a wide array of work experience, Derek enjoyed several years in corporate America. Extensive travel, process and technology consulting, sales & marketing, business development, and project management were but a few of Derek's professional hats. When asked about his experience, Derek replied, "It was valuable. Working for large corporations with a vision for the future can help you remain focused not only professionally, but also personally." Realizing his personal vision, Derek decided to fulfill a lifelong goal: to work for you, his community. It was a monumental move, "a permanent, extremely positive one," he said.

In that this property is not actively represented by a Broker, it just takes some creativity.

At this point, your best interest is to have a professional represent you and contact the homeowner (not the bank, the homeowner), ASAP and try to get something worked out with the bank with the owner's cooperation. Time is fading, so that process you would want to begin immediately. If that isn't successful, then you should retain the representation to aggressively work to secure the property for you once it does come on the market, and that needs to be watched for each day by your agent.

Good morning, Samer.

If you are currently not a homeowner, YES, I would encourage you to purchase a home. Does that $3,500 currently involve some sort of housing expense?

Given the factors you mentioned, your total monthly payment would be around $2,850 (that with my taking the liberty of estimating your monthly mortgage insurance). Now, that is based on a loan amount of $310,000 and the zero down programs are no longer out there. Secondly, do you currently have business credit established?

I would encourage you to speak with a business loan lender about the impact personal debt would play in securing that loan, and then I would focus on a slightly lower loan amount ... try to cap it at $275,000, for instance. If you are a 1st time home buyer, or you have not owned a house in the last 3 years, you would qualify for all or a portion of the government $7,500 tax credit (which is an interest-free loan to be paid back over 15 years), which may factor into your decision as well. Your credit scores in the mid 700s would allow as much flexibility as needed, given that your ratios are in-line, so you are thinking about the right things.

At this point, yes, it is a Pink Panther case. I have never wanted to get into the foreclosure listing game, but have numerous buyers that purchase bank-owned homes. I know a lot of agents, some of whom handle Wells Fargo inventory.
