Are you looking to buy your own first home or an investment property? If you are a first time buyer, then buying before the end of the year will save you tens of thousands if you choose to utilize the temporary FHA loan limit increases. These are only until the end of the year, and they allow you to put as little as 3% down and take advantage of the wonderful programs that go along with a govt loan. I am assisting three first time home buyers right now, and I can tell you, even if you are looking to buy a first time and utilize it as a rental property, there is no better time than the present. My first question is why don't you want the HOA? Some people have misconceptions of the HOA, and upon educating them, most every client I have worked with that initially said they did not want HOA's are now in fact living in HOA's. Now granted, we do have some property areas that have very high HOA fees, and the decision on whether that is what you want or not is totally up to the client, but from the standpoint of what you get for the fees, I think you will agree it is money well spent. Elen, I am here and I would love to assist you with your purchase. The agents can't rip you off because we are bound to the contract, and everything in the contract is what YOU want in there, so you tell US what you want to pay, what closing costs, etc and we go to work to get you the best deal!! The foreclosures can be a daunting task, and you really want an agent that doesn't let the bank push you around. I don't work for the banks, I don't list their foreclosures, so I could care less if I 'hurt their feelings' or tick them off when I tell them their price is too high or that they have to fix something, so just let me know and I will go to work for YOU!! - Fri Jul 25 2008, 18:51
