I agree with Steve, I am a realtor and like everyone else I try and answer the questions honestly. But not everyone wants and honest answer or in some cases no one wants to discourage a possible client. But to be honest with you for that price you could get a property with a lake view in a condo complex about ten minutes from the beach. Another thing you might want to consider that as nice as it is to be close to the beach/ocean condo fees are usually very expensive which could drive up you monthly expenses. I checked Sunshine MLS and it did not have it listed. It was listed at 3.3M April 2007 but it currently is not listed there. It might be listed in Marco MLS The house was built in 1969 the stated tax value isn't even a million. But it does have a great view. If there is anything else you would like in Marco or anywhere else I would love to help you

i can only say that the price you may want to look at is the price per sq ft to replace what you are looking at. The price per sq ft is a good indicator up North but down here it is not. You could be looking at a 5000 sq ft home in the Golden Gates Estate are and it could be anywhere from 150 to 300 a sq ft. a similar home in Port Royal could be 2000 +. Find a Good realtor that you trust and have all your questions written down and have him educate you to the differences between up north and down here you will be surprised to find out that the price per sq foot is only one small difference and there are others that could cost you a lot more if you are not made aware of them. I hope this will help you understand that it may not be a realtor trying to be decptive, it may only be one who does not no the answer.

Find a realtor that deals with time sharing, it is not a good market to be selling those in. you would be better off trying to rent them and hopefully you will not have a short fall.
