Debbie,

For homes that have as their address the city of Centennial, and sold between 1st of this year thru yesterday.

The average days on the market before receiving an accepted contract is 86 days. Keep in mind the city of centennial stretches from east to west and depending on what area of Centennial the days on market can vary. If you want more specific data for your part of Centennial, feel free to contact me

If you don't have a contact management program, Start with Microsoft outlook. Top producer is very good, however you may not want to have monthly payments if you're on a tight budget.

FYI I am a Keller Williams real estate agent and have been with KW for 10years. They do have a lot of free materials and training that would help you. Don't know if you have already signed with an agency, but KW is a way to get the most info for your time and money.

I first started my real estate career here in Denver that is similar to this market and know how to build a real estate career on a shoe string. If you want more information feel free to contact me, no obligation. I don't mind helping people if they are serious.

You should be able to buy for that amount in Longmont. I have a long standing relationship with an agent in that area that has over 20 years of real estate experience and have put in a call to verify that is doable.

About your home in Park Hill, it is wise to have a market analysis of your home comparing other homes that have recently sold and homes currently on the market to give you a value range for your home.

I'm not in Colorado springs area, however, You do need to talk with a knowledgable Realtor about various options available. such as new legislation in Section 1403 of the new housing bill that was signed into law on July 30, 2008 (HR 3221). It required mortgage servicers to modify loans for homeowners and help them avoid foreclosure. Homeowners have to meet 3 requirements. Also in the state of Colorado, the Denver Metro area and other areas, like Colorado Springs there are funds and organizations dedicated to helping homeowners who are having difficulties in this economic climate.

Don't just let it go, something can be done and you need the help of people who are knowledgable in those areas. Please talk with an experienced Realtor about your situation. If you need names of good agents in your area. Feel free to contact me. - Tue Oct 7 2008, 07:48
