I have been a real estate professional for over 30 years. I also have my own team of specialists that assist buyers with their real estate needs and specialists that help sellers with their specific needs. Internally I have listing and closing coordinators to make sure that my sellers and buyers receive the best service possible. I have a marketing manager that continually updates our marketing systems to the benefit of both buyers and sellers. By taking this approach and providing individual attention to our clients specific needs, we are able to deliver a much more personal approach to each clients needs without losing focus on what they want.
My team and I have been recognized as one ot the top realtors in the Dallas-Fort worth area by an individual research firm. We continually help over 100 people each and every year with their real estate needs. This production puts in the top of of our office and in the top 1% or less in the area in production.
""D" Magazine recently contracted an independent market reasearch company, Crescendo Business Services, to administer a rigorous "Best in Client Satisfaction" nomination process. They surveyed more than 19,000 home buyers, mortgage lenders, title companies, and "D" subscribers and were asked to cast a ballot to identify exceptional real estate agents in the Dallas/Fort Worth area.
After review of a blue-ribbon panel of real estate experts, less than one percent of all licensed real estate agents in the Dallas/Fort Worth area were selected.

If you are planning on staying within the same school then of course that may limit you choices. However, if you don't mind changing schools that will give you greater options. If you are looking at new construction make sure that you speak with a experienced realtor who has long standing relationships with local builders. Over the years we have been able to save thousands of dollars to our clients because of our knowledge of this area. This is Roxanne DeBerry with Keller Williams Realty in Plano. As the other replies to your inquiry indicate commissions are negotiable. However, you might want to think about this first. If an agent is so readily willing to cut their commission, how strong will they be able to negotiate on your behalf? You might be getting an agent that is not strong enough to represent the price you agree to sell your home for. A talented, experienced agent is worth their commission because they will give you more value for your money and isn't that what you are really looking for? Top agents give you much more in the way of marketing your home, giving excellent advice, protecting your interests, negotiating on your behalf, and continually letting you know what the market is doing that may be effecting the sale of your home. Commission is a consideration when selecting an agent but that should not be your primary concern. If you get an agent that has a lower commission but your home sits for a long time on the market you will actually loose the benefit you thought you were receiving. I don't think that is what you would want. Most top agents actually get you more for your home than those who cut their commissions because they have the network to bring you a mutitude of buyers to your doorstep.
This year my team and I have sold over 100 homes and over my career I have sold well over 1,000 homes. Getting homes sold in a the shortest amount of time takes knowledge, marketing, and a dedication to get results for the seller. I agree with you. It is important that an agent, whether he is a buyers agent or a regular agent be very attentive to listening to what you want and letting you know if it is obtainable. This is Roxanne DeBerry of Keller Williams Realty in Plano. I have dedicated buyer specialists tha do nothing but work with buyers. They are highly trained agents that have exceptional listening skills and know how to work with you to obtain your goals. People ask me all the time which is better an agent that works with both sellers or buyers or one that just works with buyers. What matters most is that either one of these agents need to pay you the attention you deserve. Because I have buyer specialists I could be selfish and say that is the only way to go. I don't wish to be unfair to the other agents that are exceptionally good at working with buyers, however. You just have to look at it this way, does an agent the works with both buyers and sellers have the time to give you or the time to do the market research to know the types of homes available that you might wish to see? Do they preview homes in different areas and not just look at them on the MLS? Ask them questions to find out their knowledge and make sure they are not a part time agent. This is Roxanne DeBerry with Keller Williams Realty. I read some of the other comments the other realtors told you and they are right on. The one thing you need to consider is travel time. I know you know what traffic is since you are coming from Los Angeles. The traffic congestion here during rush hour can be extremely long at times. So factor in your commute time. Whether buying a home in Coppell or Plano this could add to the cost of your overall expenses. Another factor to take into consideration is property taxes. This will vary from city to city.
