About Me
I am a Real Estate Agent with C21 Robinson Realty in Athens, Tn. I am a native of Athens, and have lived in Monroe County for about 8 years. Prior to becoming an agent I was a nurse for over 20 years, and my desire to "help people" spills over to all aspects of my life. I have one son, one daughter, and one step-daughter. Together, my husband and I have 8 wonderful grandchildren. We are very active in our church and strive to be the best we can be. Stacy, the value of finished basement area is the same as above grade area. In my experience, buyers who want a finished basement consider it to add value to the home. The listed price seems to be fair for a new construction, depending on other factors such as flooring, cabinet top material,location,etc. Get the advice of your Realtor, and if you do not have one, please find someone in your area before you make any offers.

Naima is right. Buyers Agents get paid a commission on any property listed in the MLS when they bring the buyer. It is a little more work ,but that is part of being a Realtor. We are there to work for you, and if your agent is not willing to do that and you have not signed a buyers agreement, you have the right to find another agent.

Listed price Vs Offer price

All agents use comps( homes of similar age, location,etc. ) to determine what a home should be priced for. Comps are homes which have already sold. Therefore, the price is usually very close to what the seller will take. On the other hand, depending on the reason a person is selling their home, a lower offer may be considered. We all want to pay as little as possible for anything we buy, but when you say all the homes you really like are priced above what you can afford, I would wonder why your buyers agent is showing you these homes. And if you are not using an agent, I would advise you to contact one so you will be seeing all homes in your price range. Agents are your friend and will do all they can to help. We also have resources available to search for you that you may not know about. Give it a try and hope this helps. - Tue Feb 26 2008, 13:14
