The market conditions and trends of the area would determine if the days on market are too long or not for any particular house. To determine if it is overpriced or underpriced you need to consult with an appraiser to establish the actual market value and what affect the renovations have on that value. What you need to do is contact an appraiser to determine the actual market value. With the unit being, as you put it, "very rare end unit" and hard to find comps, you would need the service of a professional appraiser. The research and any appropriate adjustments for differences in comparables and other data necessary for establishing the true market value, would in turn would provide you with the reliable information needed to make an informed decision. - Mon May 12 2008, 12:15
From what you have written, it sounds like there may be some coersion by the seller's agent to influence the second appraisal to a predetermined value and have the appraiser commit appraisal fraud. If that is the case there are definately violations being committed beyond funny business by both the agent and appraiser. - Mon May 12 2008, 07:54
