If you are the first time home buyer, North State has a special program to help you on the down payment ($7000). Of course, there is an income limitation. Please call/email me so I can refer you to a good mortgage lender. She has done a tons of this type of closings. FHA is a way to go.

Hi Johnny,
I'd recommend you to interview a few agents beforehand and pick a buyer agent. She/he would be able to exclusively work for you right away. Buyer agent can start researching based on your needs/wants/wishes and narrow down a few areas. A good agent would know this area inside out. There are several thousand agents here. Picking up a right agent is very crucial.

Work with a buyer's agent. A good one will make your life much easier. She/he can help you negotiate a deal, watching out for you, and protect your best of interest all the way. Many buyers walk right in the new construction sales office without any representation. Remember, builder are only interested in their their behalf (seller), not buyer.

Yes, Clayton is a very good place. The city is booming. Senator Fred Smith has done a quite bit good work there. It is much closer to NC beaches and Myrtle Beach ( - Mon Sep 1 2008, 18:58
Glad you are considering NC. It is a great place for retirement. There are many small cities and towns outside of Cary can be considered, like Apex, Holly Springs, Fuquay Varina, Willlow Springs, Clayton, or even Angier, NC. All of places are about 0-30 miles away from the city of Cary and are away from the daily heavy traffic (downtown Raleigh or Research Triangle Park). Homes in these cities are less expensive than Cary and have larger lots. I'd suggest you to work with a real estate agent who can help you to narrow down your needs, wants, and wishes. An experienced and local agent would be able to provide you valuable information and expertise. All of his/her services are free to you since the seller is paying the commission.

The new home prices are very good right now. Builders are offering good incentatives to buyers. If you are interested in buying a new home, here is a list of new neighborhoods for you to preview. I still would suggest to have a buyer agent with you so she/he could give you some inside scoop on each community (pros & cons):
- Harmony Point (upper $300K - mid $400K) - Pulte Homes
- Harmony Resere (mid $400K - upper $500K) - Pulte Homes
- Greystone (low $300 - low $550K)
- Hortons Creek ($400K-$700K)
- Weldon Ridge (mid $300K - $mid 500k) - Orleans homes
- Olde Carpenter (low $400K - upper $500K) - Toll Brother
