Home Buyer from Maryland,

Ocean City, MD is still building and a few of the largest condominium projects in its history have produced steady sales! Even in a tough market - can you believe it!?

Some recent sales of mine i have beared witness to closing sheets and tax records for condos being purchased in the 1990's for under $50,000. Now they sell for $160,000 and up!

Your best bet would be to reach out for Realtor support and find a qualified professional who can help you find these types of properties fast...before anyone else does! There are many methods Realtors use to take advantage of this technology! Most of it is behind the scenes, like working for and with banks, private investors & mortgage lenders and being a local resource in our current market conditions.

Foreclosures are hard to get your hands on, espically those low prices! Remember, Salibury University only 30 miles away houses some of the most lucurative investments properties around - the rents are consistent, property management is good and if you find multi-family units you can usually find some great deals...requiring little to no work.

Here are the coordinates for the Salisbury Area! Whether OC, Salisbury or the entire Eastern Shore of MD & DE and all its beach shores...count on The Roop Group to help!

State tax: .005% of total sales price
County Tax: $6.60 per $1,000 of total sales price

Of course you will have lender fees, pre-paid taxes and insurance, escrows, etc.

Sellers pay for Realtors commission unless otherwise negotiated.

And of course be careful of builders...always use representation, since some instances they will have you pay more of what is expected.

Well of course you could call any real estate sign to talk to a Realtor. But if you want to make a quick decision that will suit you best, consider this: First, compare your home to the model. Ask the sales associate in your neighborhood what similar homes like yours are selling for throughout the community - this will give you a comparison on values. Second, take a look and see how many homes like yours are for sale at the moment - this will give you an idea of whether your home has a good chance of selling quickly for a good price. Third, remember, you can choose any Realtor Professional you want to work with - in fact, Ryan Sales Accosicates cannot sell re-sale properties...they can only sell their new construction. So you will have to hire an outside company, like The Roop Group, to sell your home.

Depending on all these factors above, the Realtor Professional you choose to work with will help you determine a price for your home. After agreeing on a price, the listing process begins. Once we find someone to buy your home then your free and happy once again.
