WELCOME TO the SHIPPENSBURG AREA - THE HEART OF THE CUMBERLAND VALLEY!
I have found it to be a great place to live and work, and I am grateful that I have been able to give back to this community.
LEARNING & GROWING WITH THE VALLEY:
My husband and I moved to Franklin County in1980, and have seen the area grow tremendously over the years as we raised our family here. Being 'a people person', I have loved teaching and HELPING PEOPLE LEARN. When our children were small I served on the local PTO, and later on the school district PTO Council. We have chosen to be active members at our local church, serving that community to the best of our ability, with God's help. As our children married and established homes of their own, it was my delight to work with them to make their first real estate investments, just as I have helped dozens of other young couples find and buy that special first home.

I am privileged to have a staunch supporter in my husband, Ray Heisey, whose understanding and timely wisdom have added greatly to my ability to serve my clients well. Ray is the Administrator at Roxbury Camp, tucked in the shadow of the Blue Mountains near the little town of Roxbury, where we have lived for 28 years. His generous servant's heart towards me and my clients has certainly benefited those for whom I have spent long hours searching out a buyer for their home, or sitting in consultation over the details of contract.

RELOCATION--I have also not forgotten what it was like to move into a new community and not quite know where I fit, having a multitude of questions that needed answered. It can be a stressful time on family.

If you do not have a statement of specific rights, look at your deed to see if there is a recorded document referenced.
Do you know a good REal Estate agent in the area where your property is located? ASk them for help. We often get questions from neighbors and friends about real estate matters, and we are glad to help where we can, with the understanding that when you need a Realtor you won't forget us.

It depends! Take a look at your document that states what your rights are. It should indicate what the scope of those rights are? It may only to swim, or to put a non-motorized boat out.

Why are you selling? You say that you have a great house in a great neighborhood-- so what is motivating you to sell now? To take advantage of the buyers' market that you see to move to a larger home?? or perhaps to move closer to family in a different area?
Most of the answers you have received are helpful and right on track. Do take note that they are talking in general terms bacause Trulia voices are coming from all over the nation. ( Dorothy appears to be closest to your market .)
As a Realtor with almost a quarter century here in PA's Cumberland Valley ( a little SW of you) I woud have to agree with what your real estate agent is telling you for this area. Many of us saw early signs that this spring would be better than last year, and were hoping for that normal 'spring rush'. We gave our clients our best advice based on that sense of things. The reality is that even our market has NOT bounced up, but we can count our blessings that it has not tumbled more than it has.
Here's the bottom line: BUYERS WITH MONEY decide what the market value is!! Most of us have invested a lot of ourselves in our homes, and we like what we have done to them. BUT, If your house is 'worth more than that' to you, you WILL be keeping it!

2+ months and holding! ...and hoping that we'll still get to settlement eventually! Depends on the bank and the accuracy of the information on the listing sheet. As suggested below, what really is it's staus?? Approved short sale or only hopeful borrower who has defaulted?

Good question! You have it absolutely right!!
Mortgages with little down payment DO help people get started that have never saved up for a downpayment, but that means that their payment will be higher than yours if you have 10 or 15% or more down.
Also keep in mind that if you are able to put 20% or more down, you will eliminate the "Mortgage Insurance Premium" (MIP), which does nothing more than insure THE LENDER against loss if YOU default. What it does for the borrower is nothing, except make that higher percentage loan to value mortgage available. Saving a down payment is still good advice.
