Before looking at any homes, every buyer needs to be at a minimum, prequalified, and ideally preapproved. Once you find the home you want to purchase, you need to be in a position to make a strong offer and show the seller that you have the financial means to close the deal.
Pulling your credit, shouldn't affect your credit score, but ask your preferred lender that question before you authorize your credit to be pulled.

In general, unless tenants are very cooperative and allow the home to be shown with a minimum of 24 hours notice and keep the home in "show" condition, it is better to have the home vacant while on the market. With that said, in the current market, marketing times are taking longer, you need to think about how long you would be willing to carry the property without a tenant.
Another option, would be to offer the tenant a reduction in rent during the time the home is on the market as an incentive for the tenant to cooperate with showings.
Without seeing the property and doing a walkthrough, it is difficult to provide you with a price for your home. When you are ready, I would welcome the opportunity to provide you with a market consultation. - Tue Aug 19 2008, 07:44

Hello Madaline,
My understanding is that you will be arriving in Ft. Lewis, WA in a few weeks. There are several neighborhoods near the base which offer what you are looking for.
For example, I have a home listed in Sylvan Park which is 1600 sf, 3 bdrms, 2 baths, and a beautiful back yard for $249,950. It is just about 10 minutes from the bases. In terms of foreclosures, most of thos homes are listed in the mls as well.
Your best bet would be to find a Realtor whom you are comfortable working with and consult with him/her.
In the Puget Sound market, NOW is a great time to buy. There are many nice homes to choose from and interest rates are still very good.
