Hi Paul:
Difficult to answer without knowing all the pieces of the puzzle. The reason we have contracts and contract law is to provide a binding agreement between parties and to reduce that agreement to writing, so that there is good understanding of what has been promised. If the buyer has performed with respect to your contract, then it may be difficult to break it without some cost on your part. Of course, both parties have legal remedies as it pertains to that contract, and you may want to not only contact your agent, but an attorney, who can advise you as to your rights.
It may be important, Paul, if this is your homestead, and not an investment property. If you have had situations change and you no longer wish to sell your home, you'll likely be better off.

Thanks for writing. As of 10/13, the home you asked about is no longer on the market. It does NOT have Black Oak Lake frontage.
There is a new listing nearby at $399K that I showed this weekend. It has 5 acres and 150' lake frontage on Black Oak. I'd be happy to send detailed info to you.

In our area, we're seeing lots of lookers as well. The buyers have SO MUCH inventory to consider, that it's difficult for them to make a decision. You seem to be in the right segment of the market where we are seeing the most activity. Newer FHA and first-time criteria might make this home more attractive now to 1st time buyers. Thanks for writing today! Deborah is probably right, but the truth is, we can never really know why a particular property changes price. Maybe the seller wanted to raise the price and then had second thoughts. Maybe there's an open house coming up and a new "sale" price is to be offered. It might even be that someone made an error on the database, and it got caught and fixed. Yep, it does seem like a game. That's too bad, but you know, when you get so many personalities in the market, things like this do happen. Is this one you'd like to buy? - Wed Oct 8 2008, 07:22

Are you working with a buyer's broker and/or an attorney who can review the documents / offer and give you expertise, while also helping with the communications directly with the bank? The accepted offer is a key piece - there probably is more to this than meets the eye. I'd check with an attorney at this juncture; you might need a designated hitter. - Fri Sep 12 2008, 07:33
