A true story ....A buyer thought he could at least get the list price down for 3% or more if he went negotiating on his own. Unfortunately he only knock down about 1% and seller's agent made additional 0.75% to help him write up the contract! - Mon Jul 7 2008, 19:49

How low....? It depends on how much you like the house and whether there are competitions. Tax record has little to do with actual market value. Comparables of recent sold & pending sales for similiar homes in the same neighborhood is a good reference guide when making an offer. - Wed Apr 16 2008, 16:51

List price/sqf or Sales price/sqf for homes in Covington Woods, based on current listings for sale & past 3 months sales record, ranges between $60 and $83.
