how's the market?

HI Jennifer,
There is still pleanty of business out there, it just takes a whole lot more work to find and close. Lead generation skills, having a knowledgable network of related professionals and being prepared to work the deals harder are the keys to this market.

I could have three closings before Dec 15th or I could have none. Two have taken over two months after our offer to get to this point. I closed a short sale on Oct. 29th with my buyers that put their initial offer in on July,11th.

Finding a way to feed and manage your pipeline is crucial. I've spent the last two hours on LinkedIn, Trulia and craigslist trying to get leads either to me or my website. If you have any stratagies that are working and want to share I'm all ears!!! Best of Luck - Sat Nov 15 2008, 07:46

Hi Nancy,
You need to be careful when reading data based on a city like Beverly. Of the 250 homes sold in the last years time, the range goes from $154k- $3.6M and every price range is represented in between. You really need to rely on what has happened in the last 2-3 months.
This particular property is new construction and in a price range that has not had any sales in the last 6 months in Beverly. There are 8 listings in Beverly in the $1M-$1.5M price range with and average days on market of 230 days. I think that there is something to having a positive attitude based on a new administration. "Yes we can" will get the ball rolling, but if results are not seen it will have a very short shelf life. On a much smaller scale; what is the easier sell:
I know we have been listed for almost 180 days, but I think you should continue to work with me to get your home sold. Or:

You have been on for almost 180 days now, isn’t it time for some fresh marketing ideas? Why don't you list with me this time and let me get you the results that you want.

It will be much easier to get the listing but, you had better bring some new marketing ideas and get some quick interest on the house because the only thing easier than being the second Realtor is being the third.

It was as simple of a decision to vote for a new administration as it was to vote against the current one. I do believe that the country is optimistic that the change will be positive. That is a good start now let’s see how we handle the unemployment crunch as well as the Wall St. mess. A good outcome will allow the housing market to recover. - Sat Nov 8 2008, 06:15
