About Me
I am an Orange County native and have lived in Laguna Niguel since 1980. I know the area well and love it!

Aside from being any ivy-league educated real estate broker, I am also a real estate attorney. So when you work with me, you not only get the market expertise of a broker, you also get the legal expertise to protect you as you make one of the most important financial decisions you'll ever make, namely the purchase or sale of a home.

There is also a huge financial incentive to hire O.C. Real Estate Advisors when you purchase or sell a home in Orange County. When we represent a home seller, we always offer our services on a flat fee. That's right, we don't work on commission and never will!

When we represent a home buyer, we give all of our buyer clients 20% of our commission in cash at the close of escrow. You can choose to spend this money any way you want. You might decide to use it to re-paint your new home, install new carpet, or take a much-needed vacation.

In forming O.C. Real Estate Advisors, my goal was to take my emphasis on client service from the legal realm, where I had worked as a litigation attorney for more than 10 years, and translate that into a real estate company that not only cared about its clients, but looked out for their legal interests as well. What I enjoy most about my job is helping people achieve their goals. When rates are locked ?

Hello Enzo. Your rate is only locked in if asked your lender to lock in your rate. If your rate was not locked in, then it will continue to fluctuate with the market.

Rate lock agreements are generally only valid for 30 days, but may be extended for longer periods of time by paying a fee to the lender. As Cynthia points out, it will be difficult to lock in your interest rate when you are purchasing a short sale because most short sales do not close within 30 days. Thus, even if you lock in your interest rate, if you do not close escrow on the property within 30 days, the interest rate will re-adjust to whatever the lender's rates are at that later date.

Hello Enzo. If your offer is rejected or if you withdraw the offer, you are not obligated to pay your agent his commission. If you are unhappy with the agent you are working with and you have signed a buyer-broker agreement, I would ask your agent to release you from the agreement.

If you do not get released from a buyer-broker agreement and you purchase a home that is covered by the agreement, you may be obligated to pay your agent a commission, even if he did not introduce you to the property or help you write the offer.

Changing my Realtor/Broker

Hello Enzo. I would strongly recommend changing your realtor/broker if they are not providing you with what they promised or the level of service you deserve.

As a lawyer and a real estate agent, I always recommend that anything of significance to a real estate transaction be put in writing. When I offer a commission rebate or cash back at closing to a client, it is put in writing in the buyer-broker agreement. That way it is clear to both parties how I am going to be compensated as your agent.

Once an offer has been accepted, you can replace him but you would still be obligated to pay him his part of the commission if he introduced you to the property and helped you write the offer or if you entered into a buyer-broker agreement with him.

Good morning Ko. Just to clarify the information you've been given, it's not the property tax that is higher it is the Mello Roos tax. Mello Roos tax is a tax that applies to new developments to pay for things like schools, parks, police and fire departments.

The good news is that not all of the condos in the 92612 zip code have Mello Roos tax. For example, the Metropolitan does not have Mello Roos tax. Additionally, some developments may have Mello Roos tax, but it may only be a few hundred dollars a year.

The biggest thing to be aware of when looking at condos is the amount of the HOA dues. In the 92612 zip code, the HOA dues tend to be high, in the $300 - $400 range, which can add a lot to your monthly payment. Although these high HOA dues generally come with a lot of nice amenities, like pools, exercise rooms, etc., these factors may not be as important to you when you are looking for an investment property.
