Licensed in Mississippi since 1988, I have been active in residential real estate for nearly 20 years. I became a broker in 1990. Throughout the years, I've assisted buyers and sellers and made some lifelong friends. I've had many great experiences in my career, one of which was being selected to appear on HGTV's House Hunters in 2005.
For several years I worked as a Certified Residential Relocation Specialist and assisted clients from many states across the country, and a number from overseas. This was a very rewarding experience and I was able to meet a lot of great families. Many times we used the internet to stay in touch before, during, and after their home purchase.

Have you been to a lender and asked for assistance in improving your credit score? Hi Diane. You may want to check out other real estate sites that offer blogging. Specifically Active Rain. AR is more of an "agent oriented" site whereas Trulia is more "consumer oriented". Your placement on search engines will be positively affected once you begin blogging actively. I started blogging just a few months ago. Although I haven't noticed an increase in business from blogging, my search engine placement, hopefully, will reach more ready willing, and able buyers and sellers.

I recommend you obtain at least three quotes from local insurance agents as rates can vary widely. If you live in a high risk area (known for extreme weather conditions) or have a low credit score, you will pay a higher premium for coverage. Check with both well known national companies as well as an independent agent. To give you a quote, the insurer will need basic information on the property you are buying as well as any past claims you may have had. The agent can explain the types of coverage and deductible choices. It is well advised to ask if there are any exclusions of coverage and to READ your policy once you have obtained homeowners insurance. - Wed Oct 15 2008, 05:57
Hi Cathie. Let's make a couple of assumptions. First, you had your home appraised to give you an idea of what it was worth before placing it on the market for sale. Secondly, you believe your home is valued at more than the appraised price and perhaps the appraiser was just "conservative" in his estimate of value. If this is the case, I would place the property on the market at an agreed upon asking price (after having a new market analysis) and the market will dictate what you can sell for.
The buyer can obtain his own appraisal after you are in contract. The appraisal you have for $280K is yours. You paid for it, and a buyer is not entitled to that information (which is someone else's opinion of value).

Do you mean if your house is foreclosed on? Insurance proceeds checks are usually made out to both the lender and the borrower, to prevent this situation from occuring. - Thu Aug 14 2008, 11:58
