Commissions can be dependant on what is customary in the area, or related to full service vs discount brokerages. If you are selling a property and a short sale/pre-foreclosure is in progress, this may also have an affect on the sales commission. "In some senses, you get what you pay for." Home buying and selling is "too big a transaction not to work with an expert. I consider myself an expert on the home selling and buying process. In most areas, a Listing or Seller agent/Company contracts with a Seller for a total percentage (of the sales price) commission, and offers a portion of that percentage to the Buyers Agent. Also as a Seller Agent, fees are incurred for marketing that property. If the property never sells, these fees are not recaptured as there may not be any commission paid.
