Started in the industry as a "Flipper" back in 2004. Drafted and negotiated approximately 50 contracts, and completed 9 transactions before the market started changing. Stopped investing before lenders changed their guidelines. Just couldn't figure out how the banks could keep giving money away as they had been doing for so many years prior without it having a major and immediate impact on the investors.

Really missed the pace and social networking that had evolved during our journey. Decided if I could pass the states real estate exam it was destiny. We LOVED our agent Jackie Walker and eventually asked if she would be my mentor. I now work with Walker and Associates who have closed over 80 Million dollars in transactions. In the process, discovered what an amazing company Coldwell Banker truly is, aside from being worldwide they provide a tremendous amount of value in their services to ALL of their clients. I feel very fortunate to be in the industry at time when real estate seems to be normalizing and where long term holds with properties are the answer to building sustainable wealth and potential income.

What an exciting prospect, buying your first home. Congratulations!!! Well, schools seem to have significant influence on property values. Yet if the condo you're looking at is a one bedroom/one bath, the schools may not be as important because families usually aren't in the market for one bedrooms.

It helps to know a little more about the listings, but for simplicity sake, let's assume they're all 2bdrm/1.5 baths. You want to pick the property that best suits your needs/lifestyle because you'll want to enjoy living in it while it hopefully gains equity. Each of the listings you mentioned seems to have attractive qualities to the resale market. However; families seem to be the largest market segment buying homes and so the location that address family needs may be considered the wiser selection. Good luck! - Wed Jul 16 2008, 15:54

The Verona Complex is in the last stage of it's development before they begin building another complex across the street. The current complex has a total of 72 units with 10 left to sell. These won't be released until approx. Feb of 09. They have 2& 3 bedroom units. The 2 bedroom units start at around $624,000 and the 3 bedroom units start at around $692000 up to $740,000. Something else to take into consideration is the homeowners association (aka HOA) fees, which are approx $299/month and cover things such as common area expenses - landscaping , BBQ area, etc. Often, they also cover common area insurance.

There are some websites that can be of SOME assistance, but Sylvia's right, it's always best to call the district directly. If you feel like dabbling go to the Santa Clara County Office of Education's website at http://www.sccoe.k12.ca.us/resourcesfamilies/districtlocator/. This site should help you find out what district to call based on the address of the homes you may be interested in considering. Also, http://www.greatschools.net can be helpful. There are many more websites. It just depends on the types of interface you like.

If you're working with an agent, they should be able to provide you with historical sales data in that area to help you descover what the current market value may be. Don't be afraid to use your agent's access to information.

Also, a good agent will help you write an offer that best fits your set of circumstances. It's a buyer's market. Have an agent help you with researching the area's value. Also, make sure you're preapproved with a lender. Haven't met a listing agent yet who will accept an offer without a preapproval letter accompanying it.. Loan applications use to be a quick process. Not so any more... Good luck to you. It's buying a home is an exciting prospect. Arn is right about getting a foothold. Our first home was in South East San Jose, similar to East Palo Alto. We lived there for 12 years and was able to move to Mountain View in 2004.

Dear Home Buyer,

If you're working with an agent, they should be able to provide you with comparables or a market analysis on historical sales in the area to show you what the market has been paying for that type of property in that area. Also, it depends what else is included in the property. Town homes usually have home oweners associations and other possible amenities such as a pools, spas, tennis courts, parks, etc.

Another BIG influential factor, when considering a purchase, is the disclosure information about the property, including home owner association fees, budgets, reserves etc. Also, does the property have an insurance claims history, pest infestation, etc. A These are all possible and not uncommon negotiating points that could set this listing apart from the rest. Most often, disclosures are available on line and easliy accessible these days via your agent.
