Hello Traci,

I agree with Keith below about consulting with a CPA prior to listing. I also network with the top real estate agents across North America and would be happy to place you with an excellent Realtor that would be able to assist you in obtaining top dollar for the property and relieve you of the worries of selling a property so far away. If you would call me with the specific area the farmland is located in Illinois. I can select a few referral agents for you that you could interview with for the job of selling this property, if that is what you are advised to do after speaking with a CPA. Whether you are doing an out right sale or a 1031 tax differed exchange, I can find an outstanding agent for your specific needs.

Look forward to speaking with you.

Hello Jen,

Here is a direct answer from my lender who is very reputable...

It doesn’t matter how long you’ve been at your current job so much as it matters that a 2 year history can be established. So the questions is, have you been on other jobs in the last two years or if not were you in school (university or trade) to cover a period of 2 years. Preferably the school should be related to the type of work you are doing now, or are you in school now preparing for a particular job or career? These are all things the lender will take into consideration, but they must establish the last 2 years history, whatever that has been. Another route is to look at possible co-signors using a government insured FHA loan to help carry the burden of qualifying for your first home loan.

You can contact Lori Goldman at 619-885-0093 for further help.

Having a good reliable mortgage agent is crucial in the rapidly changing market. I am going to give you two loan agents who can take excellent care of your mortgage needs and provide you with the excellent customer service.

Hello Yadona,

You will need to take a course first for your real estate license... there are many ways to do this... at a college... on-line... by a book at home or a local real estate school... Depending on your study habits and what works for you financially.

I like the hands on classroom.... cost more but in my opinion it is worth it... I would recommend Kaplan... here is a link: http://www.kaplanprofessionalschools.com/california/real-estate/

After you pass your 45 hrs, then I would recommend sitting for a prep exam before taking the state exam. After you have done your prep course and your state exam and find out you passed, then you will need to find a good real estate company to work for.

The company you choose will be very important. If you have goals to do this as your career and not just sell a house every now and then or for your own personal use, then I would highly recommend a national franchise company. In my opinion crucial element in deciding on the right office are: training they offer, how well are they keeping up with today's, technology, do they have good management support staff and there is more!

If you would like to discuss further, feel free to call me at 858-565-7777. I would be happy to help someone that is just getting started... there is more than just get a license and sell a house!

I hope this helps. Good luck, Denise Gleavey
