The prices of all properties in the area have decreased. I agree with the first answer. If you purchased the property at the Running Y for retirement, I would think you should keep it for retirement. It is a great investment. If you look at real estate over time, there are trends of it moving up and down. About the time you are ready for retirement, you can either move onto it to enjoy your retirement or the prices may be up enough again that it would make sense to sell it then! - Tue Nov 11 2008, 21:07

Oh my you are in a fix. The only people in this area that will do loans on a mobile that age are hard money loans- they want like 13% interest- will hold the loan only 3 yrs then want paid in full. If that would work for you, maybe you can contact someone like that! Also, the credit union in our area will do a regular loan but have to see good credit scores. Have you checked with your credit union? Let me know if there is some way I can help...thanks for the question.

Hi Stevie- We have a termite dryrot report on the place but no well flow test. I was unable to find a well log also. Any offer would need to be contingent on doing the well flow test. - Mon Oct 13 2008, 08:09

What is the best way to do a lease option to purchase?

First of all in Oregon I have been told you have to have an attorney draw up the lease - you can only write the offer - but again - that is just my understanding. The lease and option are set up for whatever the buyer and seller will agree to - some sellers will do a lease having $10,000 up front released to them as the "option money" (in an offer we would call that earnest money). It is non-refundable and they decide whether or not it is applied to the purchase price. Affter that - the amount of the payment each month can be handled 2 different ways. Either one as just a rental payment or 2nd as rental payment plus extra to go toward the down payment. The total payment will not go toward the purchase price. Again that payment and the amount depends on what the buyer and seller agree to. and then - the final purchase price - in what? A year? Is the buyer going to be happy paying whatever price is agreed on today? What if prices go up? Will the seller be happy that they agreed to the "lower" price - or if prices go down more? Will the buyer be happy with the price then? So - many things to think about and negotiate. I hope this helps a little. - Fri Oct 10 2008, 08:55

Interests
I enjoy working with children. That is one reason I help with toddlers at our church. I also am a "special friend" for children in the first to fifth grades during the school year. I love to bowl, golf, play racquetball, volleyball, and workout at the gym.

I love being with my daughter who is married now and working as a consultant for Hitachi. She travels now and then so we get to meet up at different places.

I love being with my son that is in the Navy - now stationed in Guam. Hopefully I will get to travel over there to see him while still there.

I love being with my oldest son that lives here locally and is a builder. He works so hard and is so good at what he does...need a builder or anything done to structures...he is the one to call...he has also given me a wonderful grandson- I tell you - they are the love of your life!
