Camano has been my home for over ten years now and it's a wonderful place to raise a family.
I have been fortunate to be a part of a community that is friendly, helpful, and safe (Camano has the lowest crime rate in the state).
I am also an artist and involved with the local art guilds. Every year there are many art events such as, the Mother's day art studio tour, art by the bay festivals, the AAUW art show, and UNCLAD art show just to name a few. As a result of my artistic background, I view every home I enter as a work of art. Some are works in progress and others are completed masterpieces ready to be appreciated. I love to help creatively with my clients to maximize every potential for their home. I enjoy helping others find their very own masterpiece!

Give it a shot! At the very least maybe they can give you some information that would send you in the right direction. You're right that banks don't like to hang onto real estate so it sounds like a good place to start. - Wed Jul 23 2008, 14:45
I'm not sure what constitutes a low ball offer to you but I think if you write up an offer in this market and show that you are a serious buyer (pre approved, decent downpayment etc...) the sellers would probably be willing to start negotiations. If the home has been on the market for a considerable amount of time, it just shows that it is probably over priced, however, if it just got listed, the sellers will probably want to wait for a better offer. Hope that helps! - Wed Jul 23 2008, 14:43
Although I am north of Seattle, I thought you might be interested in what happens up here. We generally do 20%. I have a referral network with a fellow in Arizona who offers 25% to anyone who refers a client to him down there. Hope this helps! By the way, what's the market like down there? I family in the area. - Wed Jul 23 2008, 14:32
Go to your county offices and request the asbuilt and any other records they may have. The asbuilt shows exactly where the designer intended for the tank(s) to be as well as the drainfield and the type of system it is. If it's difficult for you to decipher, call a Drainfield designer to help interpret and answer any questions you may have. Also, I highly recommend having a septic inspection and possibly have it serviced/ pumped before buying as having to replace a failing system can be quite costly! You wouldn't buy a house without having it inspected would you? The same goes for the septic sysytem. Hope that helps! - Tue Jul 22 2008, 16:55
Although I am in Washington State, I think it is pretty much a buyers market everywhere so the bottom line probably holds true in Florida as well. There are three choices:
1. Drop the price to adjust to the market.
2. Keep the price you want and wait for the market to catch up to it.
3. Take it off the market until it catches up to the price you ultimately desire.
I definitely recommend getting a realtor again as the statistics prove that you have a much better chance of selling if you have one. Good luck!! - Tue Jul 22 2008, 16:48
