Get representation before you make any offers or committments. You will want to know the price you should pay for the property from a REALTOR before you approach the potential seller. Interview several REALTORS to find one you like and trust - then hire them to negotiate in YOUR best interest.

Of course, everyone and their brother has a mortgage calculator on their website and you should always talk with a loan officer to examine any unusual circumstances that may affect your ability to make your mortgage payments.

But the general rule of thumb is that you should pay no more than 35% of your gross income towards your home. So if you earn $30K per year - your annual mortgage should be no more than $10.5K per year or $875.00 per month. - Thu Dec 27 2007, 02:19

Heidi, there are so many good locations and builders in the Twin Cities it is hard to list them all. You might want to take a look at the "Parade of Homes" website listed below. This will give you a feel for the area. The next Parade of Homes is from February 9 – March 16, 2008.

Be careful, there are several answers here that are not accurate.

While it is the responsibility of the landlord to notify you - you want to make sure you find out adhead of time and not be surprised when the Sherriff shows up to kick you out.

The statutory redemption period in the case of MOST residential mortgages in Minnesota is 6 months, however, it is not possible to give a difinitive answer in your situation without more information. Residential and Homestead designations are not necessarily interchangable. For example, a 4-plex can be a residential property, but under some circumstances will not be considered a homestead.

The absolute best way tell is to find the advertisement that the lender is required to put in the public notices section of your local newspaper, or visit your County Sherriff's office. For example, in Anoka County, the Anoka County Union newspaper lists all of the local forclosures. This information is also available in the lobby of the Sherriff's office.

For most residential properties in Minnesota:

If the property is abandoned, it can be as little as 5 weeks. Evidence of abandonment, such as: termination of utilities, two or more police reports of trespassing or vandalism, safety problems, broken windows, sanitation problems, broken doors, or other signs must be present. This rule 5 week rule only applies to residential properties with no more than four units and under 10 acres.

In some special circumstances, the statutory redemption period is 12 months:

· the mortgage is more than 1/3 paid off,
· the property is more than 40 acres,
· the property is more than 10 acres AND in agricultural use,
· the property is more than 10 acres AND the mortgage was originated prior to July 1st, 1987.
