He's in the sales/service industry too (antiques), and said that he thought I was a great Realtor for them because he felt I was able to "perfectly" blend and balance being both professional AND personable .... which IS my goal!! I don't know about the "perfectly" part, though! ;)

Any advice about purchasing foreclosed homes in Chatham Co GA would be appreciated?

Hi Jill,

As a Realtor who works with repeat investors, I have only a few additions to Marian's excellent answer -- regarding your questions, and from the point of view of someone who works with the many LISTED foreclosures:
The bank (or other foreclosure institution) does not have to take the offer. And iin fact, depending on the property and area, there is sometimes a "bidding war" on the house. "Cash" (meaning no financing needed) sometimes holds more weight with the company holding the mortgage - they want to get rid of the property quickly (for as much as they can), and don't want to take the chance that someone's financing might fall through. One of the many reasons to use a Realtor (remember, you're not paying your buyer's agent) is because every institution has different rules and it helps to have someone who knows how to "navigate".

Sellers are starting to learn that this market is a "price and beauty" competition! But many homes for sale (up to 40% in some areas) are still over-priced. So you may be able to find what you're looking for - my suggestion would be to interview a few Realtors to find someone you're comfortable with and who can help you find he right house for you....

Hi Lauren,
I haven't read everyone else's answer, but my first thought is that first-time home buyers need their own Realtor (representation) the most!
The listing real estate agent/Realtor represents (and negotiates for) the seller....every buyer needs representation to protect THEIR interests (no matter what their budget).
If a house is listed with an agency, the seller pays the other agency a "finder's fee" for bringing the buyer -most "For sale by Owners" will do this as well - so you don't pay anyone for the services of a Realtor. Feel free to pick someone who you are comfortable with to help you find your home - the searching is so much easier with a Realtor - we have access to all of the local listings, without you driving around.
Last, but certainly not least, your Realtor will help guide you and educate you about the entire home buying process.

Otherwise known locally as the "State Street" area! (you'll notice that most of the streets have State names) It's in a very convenient location with some very affordable homes (great for investment property as well).
