A few minutes after our conversation, I received a call from my lawyer. With two weeks to go, GMAC finally replied to to the legal letters and entered into negotiation to resolve this matter. While nothing is final, the situation appears about to resolve.

Lenin....incorrect! I saved by Dublin buyer $40,000 over and above a buyer that boiught the exact same model in the exact same complex and closed within two weeks of each other....with similar upgrades. I earned my commission on top of that! One thing to note...the other buyer was also represented by an agent....just not as good of a negotiator! Go thru with the deal...then ask your neighbors that move in after you. It will be too late for this transaction....but you'll learn when you upgrade in the future! - Yesterday, 20:55

your realtor should be able to negotiate discounts and upgrades......their commission is paid by the builder. You are using a Realtor, correct? Even if they say say you can't bring an agent in after you've been there solo, I have found that you can. Find a good Realtor who knows the area to help you. - Yesterday, 20:20
