"To Whom It May Concern: When I first became aware of Mike McGlade, he was among the hundreds of Realtors who had sent information, via the mail, offering their services. What set Mike apart from the others was his detailed analysis of the specific area I was concerned with and his professional/informative Website. Using advanced computer capabilities he had zeroed in on, approximately, one square mile of homes that had either sold or were listed in the vicinity of our house. SHORT SALE

All the agents have answered well here...

I just thought I would put my two cents worth in. Statistically speaking, my client will not get the short sale they made an offer on and will be unhappy. This can have an effect on how the buyer views my services unless they are properly educated about the process. However, Because of the bank's inability to get things done in a shorter period of time and the lack of experience from so many agents on how to deal with short listings, I will list short sales and do a good job with this, but will not show short sales to buyers until and if the banks get their act together. I am glad to show REO's if they are looking the "the deal" but NO WAY on the shorts. I have actually had buyers start using me to show them REO homes or regulars sale homes after blaming their current agent because of the time it had taken in their short sale. I don't plan to be the scapegoat. I survive on referrals. I can get my clients into a deal just as good as a short sale but in a much sooner time frame... - Sat Aug 16 2008, 11:43

From June 1 through August 14, homes in El Dorado Hills between 2800 and 3000 SqFt averaged about $522,000 sold price. But this data is not going to be useful because there are many variables that effect the price of a home. - Thu Aug 14 2008, 18:51

What advice can you offer a first-time second-home buyer?

I'm not sure I agree with Paula on the snow level issue. I live 3 minutes from the lake had a few feet of snow last two years...In fact, more than at 50 and sly park...a lot more...Anyway, your best bet is to look at Camino based on what you said about limited appetite for snow...I would suggest staying away from pollock if that is an issue. Camino is just down the hill enough to get a taste of the snow. - Thu Aug 7 2008, 18:59

Who is requesting the 6% from whom? It sounds as if you are talking about the Nehemiah program. Just a guess...In this program the seller is asked to pay the FHA 3% down payment and up to 3% closing costs. The Arden area zip codes include 95821, 95825, 95864. Price wise, some of the best first time buyer homes can be found in Arden Manor. The next step up in price would be Garden of the Gods and the higher priced homes can be seen in the Arden Park, Arden Vista and Sierra Oaks areas. There are other Arden area pockets but out of the 90 homes I have sold, I notice that those 3 areas tend to be very popular.
