Hi, In Centrsl Florida, the MLS lsiting agreement says that IF the seller signs with a BONA FIDE listing agreement with another agent then you as the original agent are out of luck. If it was a withdrawal and not an exprired, then you might have some action, as it looks strange. Will your broker back you up? You can try arbitration. - Thu Jul 10 2008, 11:54

Hi,
I think you wrote about the water sports complex, (not theme parks or water parks!) which if you mean where the olympic trials were, then the east side, or davenport (polk county) is too far --not only in mileage but in time. If you plan to work out at the complex on a regular basis, and you need to be within 15 minutes or less, you can should consider the 32819, 32836 (part of) and the 32835 and 34786( part of) ,
There is a newer neighborhood called Toscana that is within 5 minutes and the homes come with a lot of amenities. There are large townhomes as well. Pricing starting in the high 200's. Therre are less costly townhomes nearby as well. Single family older homes (but nice!) start in the low two's.
Nightlife is close by....lots of it! Beaches are about a 30 minute drive on the "beachline" with access close by.
You will still find that you can get more for your money here than in most areas of Broward, Palm Beach and Dade counties.

Hi,
Most townhomes include maintenance fees which cover the cost of exterior maintenance. The newer the townhome community the more likely the association is responsible for the exterior. The older ones didn't have it this way and they are suffering for it. SO its more like a condo. Infact many communities that call themselves townhomes ar actually quite identical to condo. - Fri May 30 2008, 11:57

more to add. The Reserve at Belmere in WIndermere. Guarded and gated 24 hr. --- Rec center with tennis, basketball, sand volleyball and interior includes an exercise room with new equipment. ALL overlooking Lake Whitney. 4 bed 3 bath plus study -3000 sq ft home with pool/spa and 3 car garage on manmade lake - barrel tile roof. in the-750 range. In Belmere village with similar Rec Center on man made lake, Gated 3100 sq feet with pool - 2 car garage, barrel tile roof 5 bed 4 bath- plus bonus room just lowered to 550K. Both communities have lots of children and the landscaped entries and common areas are beautifully maintained.
Have fun shopping. You do get a good value here when you compare to similar communities in Seattle area. - Thu May 29 2008, 13:34
