hunting, it all depends on who you are dealing with, what bank and the situation of the seller on a short sale. the seller can agree to everything and you can put in a closing for 30 days but ultimately, the bank calls the shots. Normal sales can still close quickly (just went contract to close in under two weeks on a VA). When you are talking about third party approval, it's a different story. Most agents can go over timelines with you and help you decide what you want to do at what stage...like do you order the inspection and appraisal now or do you postpone trigger dates till a certain level of approved status has been given.. - A few hours ago
