We were not aware that our listings are not showing up. I know that our broker allows the information to be shared with websites via the IDX (internet data exchange).
Thank you for pointing that out and I will certainly find an answer for you and also myself and our sellers. - Wed May 7 2008, 09:11
Shelley touched on the IDX a bit and that is pretty much the reason for the lack of information on some homes. Yes, sometimes Trulia has not picked up the info yet but actually a Brokerage decides upfront if the information of their listings will be shared through the IDX. If the Brokerage opts out of the IDX then the MLS will not allow websites such as Trulia to use all of the information from a listing.

I have
to know, why would someone want to provide an invaluable service to you at no cost? Hey, if you are successfull in the sale of your home more power to you. I am just not sure why a Realtor , who spends a large chunk of change for MLS membership would do this.

It would first depend whether or not dual agency is allowed in your state. If it is then you have to trust the Realtor you are currently working with. I know there are many people that do not believe it is appropriate and we are not capable of being fair to both sides. I, on the other hand, believe we are capable. We have too much to loose if there are any thoughts of fraud or unethical behavior.
If it truly concerns you ask your Realtor to have someone else represent you.
Lippers,
It generally does not mean there is an offer on it's way. Truth is, with the amount of inventory currently on the market buyer's are taking their time and comparing homes with much scrutiny.
I belive most areas have the disclosure readily available for buyer's agents to give to potential buyers. - Mon Jan 21 2008, 12:01
