This is a problem I have seen a lot of lately with all of the home flipping going on.
1st, I always recommend a BUYERS AGENT, incase you did not have one. Maybe someone else will read this and know the importance. Like Bill said, every home needs a seller's disclosure. The problem is, if it was a flipped property, the owner can say theu have no idea. Be cautious! Get a home inspection!! If you waived it, you are stuck probably. Call Bill and get that attorney info! - Sun Apr 6 2008, 12:57
Like Glenda said. Be sure to talk with someone about actual sale price and amount seller may have paid towards closing costs. I would recommend talking to a local agent in the area you are talking about. Hope this helps! - Sun Apr 6 2008, 12:44
How bad do you want the house? Was there a contingency in contract about house appraising at or above purchase price? How bad do the sellers want to sell? They might negotiate if it is a relo co. Lately, it seems like they are losing money and don't care. - Sun Apr 6 2008, 12:39
It sounds like you got some very good advice here. Price is key for sure! The homes that are priced right, especially within the last few weeks, are selling fast. Good luck, let me know if I can help!
Andrea,
Interestingly enough, I help a gal from Philadelphia buy a home last year here in the York area and her name was Andrea. A buyers agent is well worth it!! - Sat Apr 5 2008, 20:22
