Your realtor should be able to answer this- depends on the state's law. In Maine, no requirement for the seller to mitigate for radon or lead, only as an option for negotiating or removing themselves from the contract if these items fall under inspections contingencies. - Sat Nov 10 2007, 13:10

Can you describe what living in Harrison, Maine is like?

My sister in law's parents live in Harrison May through January 1. They love the peace and quiet- live right on the lake. The do not like the cold and are retired so go to Fl to escape as many others do as well. Although Harrison is also very close to Shawnee Peak and Sunday River ski areas. List it now. Houses in Maine are taking much longer to sell and it's better to be in a position to negotiate a closing date once you actually have an offer than planning on that closing date now. There are so many properties contingent upon a house selling right now in this area, and it's very frustrating for both sides since you never know how long it may take to sell....120 days is about average in a lot of areas now, but many are a lot longer. - Sat Nov 10 2007, 13:01

I have seen that the majority of high end (million plus) homes in Southern Maine seacoast area are from Massachusetts (especially in York) , some Connecticut and New York (especially the Ogunquit,Kennebunk areas). Many are second homes and are dual income families who made money either in real estate or are entrepeneurs or are employed in the finance industry. It still amazes me how many cash transactions we see in the high end market. - Sat Nov 10 2007, 12:54
