Hi Tami,
It's really a lifestyle choice. Irvine and Tustin are two very different communities. You have very good access to all the best Orange County has to offer from either community. I would probably get in trouble if I tried to find the words to characterize the differences between the communities here, but you can drive around either and see which provides the atmosphere you prefer.

When there are so many homes on the market, homes sell as a comodity... it all comes down to price. If you are number 83 in order of price, you can plan on being the 83rd home to sell. Price your listing so you are the next to sell (the lowest price) If the home has all it seems to have, you'll get multiple offers and bid up the price. But with that many homes on the market, you'll have to use price to get buyers to come see it. - Sun Jan 27 2008, 23:21
It's always a good time to buy real estate. Especially now that the market has corrected. The old addage is... don't wait to buy real estate... buy real estate and then wait. It's just a matter of time that your value will go up. sometimes faster than others. These days, plan on owning the home for 2-5 years. In Orange County, your best buy might not be a foreclosure. So it might not be a good idea to focus your search on Foreclosures. You need a realtor who can show you the entire inventory of homes available.

You must check out East Lake. It's a small lake surrounded by attached homes. Small electric boats cruze the lake, streets are lined with white fenced horse trails, community pools, and winding green belts. Simply one of the best HOAs in the area. - Sat Jan 26 2008, 21:36
