Hello, Laura! I lived right next to the Hudson Line and the trains ran fairly frequently during the day...probably an average of about 4 -5 trains/hour. Good luck, Gail! If you are still living there, I would knock on a few doors and ask neighbors who they would recommend. Referrals are the best way to find a good realtor. In order to move property now, your marketing really has to get buyers in the door and motivate them to make an offer. If you can wait a couple of weeks, there will be a Third Precinct Community Council meeting on Tuesday, August 18th at the Chema Center located at 435 Riverdale Avenue at 7:30 pm. You can find out the latest crime stats and there will be plenty of Park Hill neighbors to question about their opinions about schools, etc. Park Hill is a wonderful community! I left my crystal ball at home this evening, but I would bet that Park Hill will fare well in the foreseeable future. Proximity to Manhattan, well maintained grand turn-of-the-century homes, and a diverse professional population make this neighborhood quite desirable, especially to folks relocating from the city. This neighborhood, along with Ludlow Park, is also the choice for parents who choose to send their children to the “Hill” schools in Riverdale – Horace Mann, Riverdale Country Day School, and Ethical Culture Fieldston School because of the short, 10 minute commute from all 3 campuses. - Wed Aug 6 2008, 20:39
Are you looking for stick-built or modular? Also consider the location of your lot. Parts of Riverdale are located in a historic district, so if your lot happens to be located in one, your new home will be subject to the restrictions covering new homes for the area.
