The great City of Yonkers is the 4th largest in NY State. Hudson Terrace runs along the Hudson River and is a great place to live. Having sold several units from 615-709 Warburton Avenue (Hudson Terrace) I am pleased and delighted to showcase this area 10701. This is historic Warburton Avenue walking distance from the Museum School, Hudson River Museum and Trevor Park where I play tennis often. Great people, great area and yes some units have Hudson River views. Call me for further information 914 843-5637. It is behind Untermeyer Park the largest Park in Yonkers. - Sat Aug 2 2008, 11:53

Please give me a call and we can talk first and see if a short sale is your only option. There are several loan mitigation remedies, and a short sale is only one of them. When did you make your last mortgage payment? Did you receive a lis pendens or notice of default? When was the last full mortgage payment you made because sometimes people make only partial payments? I look forward to speaking with you. call me914 843-5637 - Thu Jul 24 2008, 12:31
Hello, I am a SHORT SALE EXPERT in Westchester County and the Bronx. Do give me a call @ (914) 843-5637. Short sales are really pre foreclosures and they require paperwork and loads of time. Let's make this happen. - Wed Jul 9 2008, 03:23
Subomi Macaulay answered:
With short sales, you have to make Countrywide see the BIG PICTURE. Tell them seller has filed for bankruptcy and so 2nd loan will never be paid. Do not advise seller to carry any notes. Bad enough they are losing their house. I hate countrywide for their shady dealings. I have clients in the same situation. Seller must never bring cash to the closing and this deficiency cannot be paid at closing. Ask Countrywide to write off the deficiency and report it as 1099 income to seller who has to pay taxes on this income. - Wed Jul 16 2008, 19:21

Since you are there, leave your card to indicate you were there and then go on and show homes to your buyer. Before you leave make one more attempt to show this home to the buyer. - Wed Jul 16 2008, 19:11
