Most sellers will not accept a contingent offer if the house has not even gone on the market. For most sellers, the house has to be under contract to feel good about accepting an offer as it can sometimes take a year or so to sell a house in today's market. Once a house is under contract with a contingent offer, few agents will show that house to their clients. Thus, the seller would not be wise to go under contract with a contingent offer where the house is not even on the market as it would basically be taking it off the market for an extended time.
I would put your current home on the market immediately at about 10% below what other comparable homes have sold for as buyers are looking for value today. Perhaps then the seller will accept your offer.
