Melissa--Did you notice that alot of the responses were from others who had also fled California? There is a reason people move here and it's the quality of life we have to offer. In the last few weeks I have been to the Ocean and hiked around Mount Rainier!! There are limitless opportunities in this area to enjoy yourself. If I had to move to the bay area, I would be as confused as you as to where to buy a home and since your home prices are higher than ours my options would be limited. I would suggest that you interview a few realtors on the phone and select one you have a good rapport with to introduce you to our area. Rather than renting you might consider an extended stay type hotel while you get to know the area and make a purchase now while the prices are down and interest rates are still low. It might help the real estate market. Those living in west Seattle and working North of town might want to buy in Ballard and the Northenders working South of town may want to move to west Seattle so we could have more demand and more sales. How much can I under bid on a house?

The true market value for this home may be $650K or could be higher OR lower. You sound like you need the education that a realtor can give you. Your Realtor could look up past sales of similar homes in the area and give you an idea of the true market value for this home today and then you can decide how much you want this particular home and make an offer that you're comfortable with. If you are going to live in this house and make it your home for a few years, a few thousand dollars one way or the other really shouldn't matter. Can we continue to market and take offers?

If the offer is contingent upon the buyer selling his house first then generally you can keep marketing your house but If your house is under contract then why would anyone else want to look at or rmake an offer on it? It sounds like the buyer has representation and you don't so I would suggest getting some advice yourself or you could get yourself in trouble. This question appears to be asked by both buyer and seller. If so, and you both agree there should be no problem voiding the contract. If the seller wants out, it's not too easy but the buyer has legal outs in the contract. You may want to read the contract closely, have your agent explain your rights within the contract or see an attorney. Essentially, you should always read and understand any legal agreement.
