Hi and thanks for looking into my personal profile.

I started my Real Estate Career in 2002 by selling new construction homes for a local Builder here int he twin cities. I sold townhomes and single family homes in Farmington, Burnsville, Mayer, and in a few Western Wisconsin cities such as Baldwin, Hammond, Roberts, and New Richmond.

After almost 2 years of selling new construction I became interested in the re-sale aspect of real estate because I was more interested in finding the best option for potential buyers, not just what the builder was offering for sale.

Now, most of my clients become repeat clients, because they enjoy the care and attention to detail that I bring to their attention to make the buying and selling process fun and productive with less headache. Don't get me wrong, they aren't all easy with the current marketplace that we are seeing, but when you communicate with people and make yourself available so they can reach you, it really shows them how much you care. HELLO,HOW DO I FIND A GOOD REO HOME AROUND 130K

First of all, describe good home. Do you mean a good investment that you need to put about 80k into to make it worth $350k or do you mean a first time home buyer's option that is priced to sell and in decent shape at $130k? Are you talking about a townhome or a single family home with a yard? Were you only looking in IGH or were you considering other areas?

There are homes in that price point that could be a good option, but it really depends on your needs. Talk to an agent that can help you put better parameters on what you are looking for by asking you more questions. You will be best served by finding an agent that specializes in the areas you are considering. - Tue Apr 29 2008, 12:36

What is a fair 2nd offer?

Many banks have BPOs done and base their decisions on what the BPO or Broker Price Opinion comes in at. Just because the bank owns the property doesn't mean they are going to "GIVE IT AWAY"....many times they are more willing to drop the listing price rather than negotiate a huge number under the list price. Some banks are willing to negotiate more than others....the only way to find out is to keep trying. I have seen some banks negotiate like crazy and when everyone walks away from the table they drop the price below what some of the past offers came in at. Unless you want to wait and possible be competing against other offers, you should really consider raising your offer price.

Percentages wise I have seen banks all over the place. Some accept 15-20% under list price, others keep it 5-10% under list price. If there are multiple offers, I am still seeing homes that sell over the list price....even in the current buyers market - Tue Apr 29 2008, 12:31

first time home buyers need help!!

Hi Annuka,

I would have to agree with Todd. There are lots of problems that can come up when dealing with banks as most of them require that you use their purchase agreements....many of which can be very tricky and very one-sided. Use an experienced agent and potentially have an attorney review any addendums the bank sends back to you. Experience can help protect you from costly mistakes and help you take advantage of some really great deals. - Tue Apr 29 2008, 12:24

Radon is a naturally occuring gas that gets into the home typically thru cracks in the basement walls, exposed dirt in a foundation or basement floor or through a sump pump system. It can affect resale values because many people don't understand what it is or how to fix it...all they know is that it is bad to have it in concentrated levels in the home.

There are many remedies and some that could be considered an upgrade, such as air-to-air exchangers. Check with a local real estate agent that has been in the business a long time or sells a lot of real estate and they should have some options and some great answers for you on what to do with it if you have a home with this problem currently.
