Your agent is correct. Typically, Realtors never get that information. My advice, if you've looked at other houses and this is the house you really want, put your best foot forward offer what you feel is fair based on the information your Realtor has provided you. Then just before you sign the bottom line ask yourself this question. If I find out two days from now the seller took the other offer I would say "gosh I would have paid more" then stop worrying about the other offer and make your BEST offer. A Short Sale is when a lender is willing to accept less than the existing loans due on a home. You asked "what does the bank get from it?" A huge loss. You asked "what is the damage to the homeowner?" A lot. Your credit will suffer damage however far less than if you actually get foreclosed. If an offer comes in prior to the bank foreclosing and the bank accepts the offer "that is called a Short Sale".
This is not a fairytale happy ending or get out of jail card FREE for homeowners. You must be able to quailify for the Short Sale. Much like you did when you purchased the home, only in reverse. If you have assets most likely you will not be approved for a Short Sale. - Thu Mar 6 2008, 15:24

I use Top Producer as a contact manager and we also have the website. It's a package deal. Great support, and I really like the tracking software on the backend that allows me to see what's working and what's not. That said, another awesome company is Image Pro take a test drive FREE for 14 days. Very cost effective and allows for video clips . Good looking website for less than $50 a month.

Turn your thought process around. Forget about what the buyers think. This is a great LISTING TOOL for all of us. Think about the MAKE ME MOVE section as an opportunity for you to snail mail to these clients. It's not often in life you get to see folks raise their hands and say "I'd move...if I got my price". Deciding to sell is a process, with the market decreasing the way it has nationwide, these folks may be able to move-up to their dream home now that prices have fallen. - Thu Mar 6 2008, 04:24

Port Potomac is a great community. That area has been plagued with homeowners loosing homes, who purchased at the height of the market. That said, with Wegmans soon to open, and being so close to Potomac Mills Mall,and the Hospital it's has wonderful services nearby. So it you are bidding to live in for the next decade wonderful, bid away. If you are thinking of a flip-Forget About It!
