Get a fully approved mortgage for the new home. If your income will allow you to qualify for both mortgages you could consider buying the second home and renting the first until the market improves. Contact me at 703-878-4866 and we can discuss more.

You can offer whatever you desire. The Bank will evaluate your offer along with any other they receive. More than likely, they will ask for your "Final and Highest" offer. They, then will determine the offer that is the most secure as far as loan approval and which will net them the most money after expenses. Get your loan approved before you start and have your own Buyer Agent representing you. Come to my Free Home Buyer Seminar November 15th at Strayer University in Woodbridge. Info on my web site.

Landlord in foreclosure... what can we do?

Sara, I'm sorry to hear you are being forced to leave your home. Unfortunately you will not have an option. If your credit is good and you are employed, why not consider buying a home. I agree with Cindy. However I would add...if you are not being represented by your own Buyers Agent you should be! The Builder's Rep works solely for the Builder and may not have your best interest at heart. Your own Agent would. Any more questions?

After reviewing all the answers including mine from yesterday I want to respond again. You are "second"backup. That means the Bank has accepted an offer and is in some stage of signing the contract. We will call this person the "primary". In front of you is the "first" backup person who is hoping the financing or something else will fail for the primary and they can then become the "primary. This then would move you up to the "first" position. Rarely does this chain of events happen running down to the "second' Backup. I'd "move on"! Why wait for something that probably will not happen. Too many good homes and great prices in the Woodbridge area.

It depends on the Bank's policy. If you were told you were the "second backup", I'd assume they did review your offer. Why remain in the backup position? Why mess with Shortsale homes with the large number of foreclosed homes available to consider, why inflict the stress and uncertainy upon yourself? Until the Settlement documents have been signed, you have no guarentee that what the Bank agrees to will become reality.
