I am a member of ERA Blue Diamond Realty in Prince William County, Virginia. My sales team was 10th in the nation for 2007 having listed, sold, and settled approximately 40 homes valued at $14,900,000 from Loudoun County, Virginia to Spotsylvania, Virginia. I have lived in Prince William County since 1972 and consider it one of the most wonderful places in Virginia to live. I raised 4 boys to be fine young men before I got into real estate. They are my crowning achievement. My husband is my broker and my 2nd son is my partner. My 1st son runs our mortgage company and my 3rd and 4th sons are working on getting into the business. We are family owned and operated and have 50 years of broker experience between my husband and his sister/partner/broker. We love people and especially our military folks. If you want friendly, down-to-earth real estate help at a one stop shop (mortgages, real estate, and settlements), give us a call. Thanks so much for reading this.

Hi Catrina, Woodbridge is a great area to live in. I've lived here all my life. Renting would be OK if that is what you want to do. There are so many homes at such great buyer prices now though that I personally think buying is the best idea. In 2 years the market is expected to turn around and you should see a good return on your investment. - Wed Apr 9 2008, 11:11
Port Potomac is a beautiful development. The amenities are great and its in a great location. You must be prepared to move forward quickly though. If you make a purchase of a foreclosure at auction they usually require 10-20% or more up front in certified funds at the time of the auction. Your financing usually has to be in place to settle within 7-10 days. Can you do that? Hope that helps. - Tue Mar 4 2008, 17:48
Hello Chad, generally what I do with buyers is ahead of time I send them listings with their parameters and then they choose the ones they are interested in. We pare it down and come up with a few to actually look at. Most of this is done in the office before we ever leave so we don't waste a lot of time just driving around. With the inventory what it is today, many buyers look at upwards of 20 or 30 houses before deciding on one. Homework is everything. Please keep that in mind when you start actively looking. Hope we can be of service to you. - Tue Mar 4 2008, 15:04
Hi I think Tampa is a beautiful area but I'm glad you are looking in the place I call home. I've lived here in Woodbridge since 1972. This area is awesome. We are definitely in a declining market in several Northern Virginia areas. Sellers are having to be much more realistic if they want to sell their homes. There are many foreclosures and short sales and if you have time, these can be a bargain. These are not foreclosures and short sales that are in horrible condition. Many of them were owned by people who just couldn't make payments when their adjustable rate loans readjusted and so they lost their homes. Its rather sad but a fact here right now. There are lots of new home builders in our area right now as well and they are offering amazing deals. Good luck with your hunt. - Tue Mar 4 2008, 14:58
Hi, its a great time to buy just about anywhere in Prince William and especially Woodbridge. We have an abundance of great homes that are foreclosures, short sales and regular listings. Sellers are negotiating a lot more and you have lots of financing options depending on the mortgage company you use. Hope we can be of service to you. - Tue Mar 4 2008, 14:50
