Todd, Live Oak is a great neighborhood built by Engle Homes. The prices have come down a lot in the last 2 years. In 2007 price per sq ft ran between $150-$210 and now in 2008 one house sold at a low of $88 per sq ft (a corporate owned 3700 sq ft house) to about $150 per sq ft.. As you can see that is quite drastic. There are currently 28 homes on the market in Live Oak. We have seen a slight drop in the Orlando inventory in the last few months but will continue to see a slight drop in prices as our market continues to adjust. Live Oak is a good buy and because of the location and school district there will always be a need for rentals. If you will be there for 5 years you will be in good shape for resale. - Wed Jun 25 2008, 14:03
