How exciting! As a new agent I definitely recommend placing your license with a larger brokerage firm. Even though you may not be experienced yet your clients will feel more comfortable working with name/company they know. I am with the Winter Park Coldwell Banker and loving it. Coldwell Banker offers so much to their agents that other companies don’t. Initially you will be required to do a week and half (maybe two weeks) training course. This information is SO beneficial. You will know exactly what to do, say, and how to fill out all the documents.

As far as making money goes… Well that depends on how motivated you are. How much you want to work for it! How much you want to earn!

The initial upfront costs to join the Board of Realtors, MLS, and error and omission insurance at the Real Estate Company can be costly. However once you close those first few deals it is all worth it!

Daniel,
You should certainly look at all your options; foreclosures, bank-owned, and seller owned.

Yes.. some foreclosures are “good deals”, but it typically takes 6 to 8 weeks if that to hear a response back from the bank/lender on an offer. Plus many listing agents are submitting multiple offers to the banks. There are just no guarantees… but in some situations it is worth a try! You just would have to make your highest and best offer upfront. Than as others have said you may be faced with repairs, etc..

Now… with a bank-owned property you typically hear a response back within 48hours and are able to close quicker.

With some seller owned properties you are able to get just as good of a deal. It depends on the motivation of the seller! Plus the home condition will be better.

Every time a home is purchased the county property appraiser reassess the value to determine the new property tax. Once purchased it can only be increased by a maximum of 3% annually (for homestead properties only)! So as others have stated some of the sellers have lived in the homes longer so the shown property tax is of course a lot less.

WELCOME …welcome to Florida. You certainly made the right choice considering purchasing a home in Seminole County. I sell homes in many of the local counties, but I always love to come home.

I live in The Sanctuary. I love it.. The amenities provide an outlet for me and my family to have quality FUN time. Nothing is wrong with this community. As others have stated when the market peaked in 2005 it was a buying frenzy. Just as in other communities the purchase prices increased and investors/buyers were using creative financing to obtain loans for multiple homes. By the time the construction of the home was completed the market cooled off and the investor were in a bind. So here we are today with buyers like yourself being able to purchase these lovely homes in this desirable neighborhood.

You will find majority of the owners in the Sanctuary are more than satisfied. Of course there are always those few who will never be happy.
